TWM prepared the site development plan and corresponding roadway access plans for the Orchard Town Center commercial subdivision of approximately 51.36 ± acres. As part of the overall development, TWM designed improvements to adjacent public roadways at five separate entrances into the proposed site. Engineers provided roadway plans, specifications, and estimates as required for permitting with the various reviewing agencies.

TWM also performed an ALTA/ACSM land title survey and a topographic survey and final platting services. Based on the topographic survey, we identified multiple drainage areas, reviewed the watersheds and the impacts of the proposed impervious improvements and made recommendations for the location of stormwater retention/detention facilities.

Scope of Work

  • Undeveloped parcel along this corridor. Development had multiple watersheds of varying sizes and several downstream issues

  • Stormwater management design incorporated additional storage volume to address these issues

  • Stormwater design impacted multiple municipalities and required multiple reviews/approvals by state and local agencies
