WHAT WE DO

TWM’s biggest innovation is understanding how to correctly and effectively use the current tools of our profession and adapt to new technologies to increase productivity and efficiency. Our expertise includes innumerable boundary, ALTA, right-of-way, topographic, construction, and engineering surveys. We have the in-house resources to provide multiple, fully-equipped survey crews matched to the project’s needs. Our focus is always on being responsive to those needs and our client’s schedule.

Additionally, where most surveying firms felt the practice of Geographical Information Systems (GIS) infringed on the traditional profession of surveying, TWM embraced it and added it into our workflow. Each project is set up in our GIS database where all deeds, subdivision plats, images, monument records, and subsequent surveys are loaded—giving crews and clients dynamic real-time access to project information.

Boundary Surveys

Our land surveyors are skilled at determining property lines and corners, easements, and encroachments using public records, field calculations, and measurements. This data is then used to create a precise plat or property map.

We perform topographic surveys in tandem with boundary surveys to gain a 3D visual of a property’s elevation and dimensions. This survey method is typically used for site planning and renovation, grading and drainage projects, and road, bridge, or utility designs and improvements.

When you or your lender needs an expert that understands the fundamental aspects of boundary surveying and property ownership, our team is experienced in this type of survey that combines boundary, location, and title surveys. The result is a highly detailed parcel map in relation to properties, including boundaries, easements, zoning, and utilities.

Floodplain Surveys/Elevation Certifications

We can help determine if your home or project is in a floodplain and submit the appropriate forms to FEMA. A combination of a boundary and topographic survey, this survey produces a flood Elevation Certificate (EC) that is used to determine flood insurance levels.

TWM separates itself from the competition by using state-of-the-art technology for data collection. In addition to traditional surveying methods, we own, operate, and test reality capture tools daily, including mobile/terrestrial LiDAR units, UAVs, and the accompanying software.

This reality capture data tool uses an advanced high definition laser scanner to collect millions of data points in a fraction of the time of conventional methods.

An innovative mapping solution, this reality capture technology completes data collection five times faster by collecting survey-quality point data measurements, simply by walking or driving at highway speeds.

UAVs are equipped with sensors and cameras for scanning data. Our drone team, who are licensed remote pilots, gather this visual data of job sites to create accurate 3D models for planning and design.

For water dependent projects, TWM offers a highly skilled team of professionals who measure and map water bodies and shorelines to capture full coverage and data.

Combining visual features with supporting databases, this digital mapping method is used to maintain utilities, monitor transportation conditions, and other activities.

TWM employs various detecting equipment to survey and map underground utilities and log utility depth and offset. Data is easily exportable to GIS, CAD, and other applications.

Also known as construction staking, TWM’s services use robotic total stations, 3D laser scanners, and digital levels to provide accurate construction plan data.
