TWM worked with the project developer on the site design for a 50-unit senior living apartment building that included on-site parking, sidewalks, walking paths, patios, and a dog park. The site is located within the jurisdiction of the Metropolitan St. Louis Sewer District, which promotes and requires low-impact development features for stormwater design for new development to lessen the load on the region’s combined sewer system. This was accomplished through a bioretention pond that has sufficient volume to infiltrate 95% of the area’s daily rainfall events into the soil and prevent nearly all off-site runoff. A layered mix of soil and native plantings in the bottom of the pond promoted water quality for the infiltrated runoff.
