2009 Snapshot:

What began as a blank stretch of land in Shiloh, IL was envisioned as something far more ambitious: a connected community where families could grow, businesses could thrive, and residents of every generation could feel at home.

The development was designed as a true mixed-use destination — blending preserved natural spaces and trails with commercial retail and dining, medical and professional offices, residential villages including assisted living, senior apartments, villas, and single-family homes, a dedicated elementary school, and recreational amenities including athletic courts, a pool, children’s playground, and a clubhouse into one cohesive neighborhood. The challenge wasn’t simply fitting all these elements together; it was creating the infrastructure that would allow them to function seamlessly as a living, breathing community.

That’s where TWM’s land development group stepped in. From the earliest stages of planning, the team helped shape the vision through surveying, platting, engineering, and PUD zoning services. Beneath the surface, TWM designed critical systems that make a development of this scale possible — sanitary sewers, water mains, roadways, and a comprehensive stormwater management system built to support both growth and long-term sustainability.

One of the community’s defining achievements emerged within The Villages at Wingate: Wingate Manor, a 48-unit senior living community that earned national recognition for its sustainable design. Named the 2009 NAHB Green Affordable Multi-Family Project of the Year, Wingate Manor was officially recognized in May 2010 by the National Association of Home Builders as the National Green Project of the Year — a distinction that highlighted the facility’s forward-thinking yet affordable approach.

But the impact extended beyond the property lines. As the development took shape, TWM also led the widening of Green Mount Road into a five-lane corridor complete with two signalized intersections, improving traffic flow and featuring direct accessibility to regional routes within the surrounding area.

The result is more than a development — it’s an interconnected community thoughtfully engineered for everyday life, where infrastructure, mobility, and sustainable design come together to support the people who live, work, learn, and gather there.
